When it comes to putting your home on the market, there’s no one size fits all reason or strategy for listing your home for sale. The reasons people give are as diverse as some of the paint colors I’ve seen in my more than 12 years of helping clients buy and sell properties in the Charlotte and Lake Norman areas.
When it comes to putting your home on the market here are three things to keep in mind that yield the best end result.
Know what your reason is for listing your property
Is your family growing and you find yourself in need of a bigger home? Maybe you’re empty nesters and now is the right time to downsize a bit. Perhaps the neighborhood you’re living in has undergone some major changes and you’re looking for something that’s a little more…you.
Whatever your reason, think through exactly why it is that you’re considering listing your property for sale. Having a plan and an end goal before you start will make the process much smoother.
Understand what the market is doing
Real estate ebbs and flows like the changing of the seasons and where things might be picking up in one part of the country, they might be really stagnant in another. My two step listing process is a proven method for finding the right price point for a property and comparing that home to similar homes on the market. The first step is the interview/discovery process. I feel it is very important to view the home so you can make a better choice on choosing relevant properties to compare and not just come up with a number beforehand. In the second appointment, I will review market data and a marketing plan if the market data shows it is financially a good time for them to list. If not, then I will usually suggest they hold off unless it is a must list situation.
