Staged To Sell: 5 Home Staging Tips to Help Your Home Sell Faster & For More Money

So you’re ready to put your home on the market and you’re trying to decide if you should invest the time and energy into having your home professionally staged. I mean, you’ve seen a bunch of those home renovation shows on HDTV…how hard can it be? Is it really worth it to hire a professional stager? In a word…YES!

According to the International Association of Home Staging Professionals and, 95% of ASP staged homes sell on average in 11 days or less and for 17% more. The same survey found that the average time on market for non-staged homes was 90 days.

Coming from a certified ASP (Accredited Staging Professional) it takes SO much more than a friendly welcome mat and throwing some chocolate chip cookies in the oven to make people feel “at home” when walking into a perspective property. The internet abounds with all sorts of DIY tips to improve the look and feel of a home but decorating and staging a home are two very different things.

Here are my five home staging tips for to help you sell faster. Keep in mind, people will form perceptions about the home (and you the previous home owner) as they walk through your home. The goal is to help their perceptions align with the idea they have in their head for the perfect home and these tips will have you well on your way.

Clutter Kills

Pack everything you do not need and that you plan to take with you when you move. Donate or sell items that you no longer need or haven’t used in years. If people perceive you, the previous home owner, to be messy or unorganized, that will very likely affect their level of interest in purchasing the home. People know that someone has lived there, but they still want to feel like it’s a new home. Clutter only serves to remind them that the house is very much used and very likely, well-worn.

Cleanliness is Next to Godliness

Cleanliness is incredibly important to homebuyers because it speaks loudly about how well the house has been taken care of. Typically a person who keeps things clean is one who pays close attention to details. With a house, that tells the home buyer that the house has been properly maintained and is in good working order. It’s another perception thing but even if you’re not the cleanest person in the world, you can help the potential home buyer feel good about their purchase by making sure the house is Q-tip clean before it’s shown.

Remove Personal Items

The presence of personal items once again reminds the home buyer that the house has been lived in. Taking care to dispose of things like razor blades and bars of soap or hanging clean, pressed towels in all the bathrooms goes a long way in making the house look less “used” and more inviting to potential home buyers.

Stage rooms for their intended purpose

Most people have a general idea of what interests them about a particular home before they view it and your goal should be to deliver on those interests. If, for example, you’re using a dining room as a home office, consider removing your desk and staging it as an actual dining room. People who have a dining room on their list of non-negotiable will have their expectations met verses being forced to use their imagination to see past your desk and computer.

Paint walls neutral colors

The reality is, paint is an easy fix. However, paint is also the first thing many people notice and if it’s bold, bright or even a little bit obscure, one or two obnoxious looking walls might ruin the entire perception of the house for them. If you’ve got some loud colors on the walls in your house, consider repainting prior to showing the home so people don’t have any surprises when they walk through the door.
